We specialize in assisting small to mid-sized Condo Associations in meeting their specific financial and management needs. We work for the Association, communicating promptly with the Board of Directors and unit owners. Pater Real Estate’s Condominium staff is on call 24 hours a day, 7 days a week. Our goal is to work with the community, enhancing the investments of the Association.
Condominium Owners FAQs
How is the landscaper, snow contractor, or other maintenance contractor chosen?
Pater Real Estate Management Co., Inc. at the Board’s direction, obtains bids, usually a minimum of three, for contracted services. These bids are reviewed by the Board of Directors for the Association and the contractor chosen is awarded the contract.
May I hang something on the outside of my condominium?
The condominium owner should submit, in writing, a request for anything that impacts the exterior or common areas of the Condominium Association (this includes hanging of flags, banners, flower baskets, etc). Approval from the Board of Directors is needed prior to the commencement of any work.
May I plant flowers, a tree or create a planting bed in the common area of the condominium?
The condominium owner should submit, in writing, a request for anything that impacts the exterior and common areas of the Condominium Community. Approval from the Board of Directors is needed prior to the commencement of any work.
May I paint the exterior of my condominium unit?
The condominium owner should submit, in writing, a request for anything that impacts the exterior and common areas of the Condominium Community. Approval from the Board of Directors with specific instruction as to the paint type and color must be provided before the unit owner commences any work.
May I change my windows, exterior doors, garage door or exterior light fixtures?
Such changes impact the exterior of the unit and most Associations have an approved style for windows, doors and light fixtures. Please submit your intent to schedule changing these items, providing all information, for Board approval.
Each Association has differences in how they handle situations. Please check your Association Rules and Regulations for guidelines for requests for any change to the exterior of the buildings, the limited common and common areas and the landscaped grounds of the Association. A general rule of thumb is to match the existing styles and colors for any replacements.
May I install a Satellite Dish?
Most Associations have guidelines for this and the owner needs to submit a request for approval from the Board. The placement of the dish and how wires will be run to the unit are usually the issues. Please coordinate this with the Board of Directors and Pater Real Estate.
May I get a generator?
Many Condominium Associations have developed guidelines for the installation and use of a generator. Please refer to your Rules and Regulations for your Association and submit the needed information to the Board of Directors and Pater Real Estate for approval prior to purchasing and installing a generator.
How do I request or obtain a certificate of insurance?

Who can complete a condominium questionnaire?
You, as an owner, may complete this on your own. If you want or need Pater Real Estate to complete this, we will do so for a minimum fee of $50.00 or what is listed in the Association’s Management Agreement.
How can I obtain a copy of the condominium documents?
The condominium documents are viewable online at nhdeeds.com. Should an owner need a new set of documents, Pater Real Estate can provide them for a fee of $25.00.
