Emergency Procedures

In the event of an after-hours emergency (M-F before 9 am and after 5 pm and anytime Saturday and Sunday) DO NOT CALL THE OFFICE.  Instead, dial 603-666-6191 and you will be connected with our emergency answering service.

Gas Leaks:  If you smell gas in your home, immediately exit the property and call to inform your gas provider, then call our office.

Smoke/Fire: Immediately call 911 and follow the instructions given by the 911 Operator.  Once you have hung up with 911, call our office to notify us.

Flooding:  If the flooding is coming from plumbing or the water heater, immediately attempt to turn off the water using the nearest shutoff valve.  If need be, shut off the water using the main water shutoff valve. 

Sewage back ups:  Contact us immediately.  Take immediate steps to protect your belongings, and immediately discontinue use of any appliance which uses water (dishwasher, clothes washer, shower, sink, toilet, etc.).

No Heat (during winter months only):  If you have electric heat, first check the breaker panel to determine if the breaker has been tripped.  If so, reset the breaker to restore heat.  If you have gas or oil heat, call and inform us, and we will do everything we can to restore heat in a timely fashion.

Storm/Wind Damage:  If electrical wires are downed, or pulled away from the house, remain clear of the wires, and notify your electricity provider immediately. Contact us  regarding any damage to the property, and take precautions to protect your belongings.

Burglary:  Immediately call 911, and then call us.

The following are NOT considered emergencies

  • No Hot Water
  • No Air Conditioning
  • Lock-outs

If you are locked out of your rental unit during regular business hours, you may contact our office to arrange for someone to let you in or you may come to the office to pick-up a key.  If you lock yourself out after business hours, you may call our emergency number 603-666-6191 and we will meet you at the property to let you in, or you may call a locksmith for access.  There is a lockout fee charged if someone from Pater Real Estate provides access and payment is expected at the time of service. If a locksmith is called, it will be your responsibility to pay the locksmith.

Under NO CIRCUMSTANCES should you attempt to break into the property by disassembling or otherwise tampering with a lock, or by breaking or removing a door or window.  Any repairs to doors and windows or lock mechanisms made necessary by your attempt to gain entry to your residence will be charged to you.
